This calculator is great for me. I used it to calculate what my payments would be if I refinanced, including taxes and without taxes.

It helped me make a decision whether to refinance or not refinance. Since I already own my home, I did not use any other functions. However, It does have a function that will allow you to figure your payment if you are a first time buyer.

I used other mortgage rate calculators when I bought my first home, but none were accurate to what I'm currently paying. When I put my figures into this calculator, I was shown exactly what I am paying including a breakdown of the PMI insurance.

Me and my husband found this after our last time meeting with a bank and getting out hearts broken on a house that we thought we could afford. Well now we know what we can afford so when we went to the bank a couple of weeks ago we got approved for our first house. Thank you

Compared to other mortgage calc's (Iv'e seen), this is one of the best. Would like to see it work like an actual financial calc so you can work the figures different ways.
